- The 2BR/1BA Apartment above the Garage/Barn was not permitted or inspected as such by the Sellers. In 2010, it was permitted as a “carriage shed with windows”. Therefore during the electric service conversion buyer will be required to do the plumbing, life safety, and electric inspections as a classified “remodel”.
- The 2BR/1BA Apartment is also not compliant with the zoning code. Secondary dwelling units can be permissible with a Special Exception approval, which was not applied for by Sellers. If a buyer wishes to use the apartment for a family member, they will be required to seek the “Special Exception” Zoning Approval. It cannot be used as a separate dwelling unit as is.
