PRE-LISTING HOME INSPECTIONS
Although very popular in other parts of the county, pre-listing inspections have been slow to catch on in our area. We were the first company to fully embrace the advantages of pre-listing home inspection in our area for a variety of reasons. Here are the reasons that many of our clients choose to have a pre-listing done on their property.
- Less likelihood of negotiations. The most significant advantage is that any defect that is previously disclosed to a buyer is no longer a negotiable item when it comes time for the home inspection. And unfortunately, it’s not uncommon for buyers to use the home inspection as an opportunity to renegotiate the purchase agreement. By offering a pre-listing home inspection, a buyer may still have a 2nd home inspection conducted, but only “significant” defects that were not previously disclosed may be terms for negotiation.
- Making your repairs, your way. Home inspections provide a lot of information, reports are usually 20-30 pages. Knowing these items ahead of time allows sellers to have control of if and how they choose to fix them without being in a negotiation with a buyer. Simple fixes can be corrected ahead of time so that the seller isn’t hiring a licensed contractor to make a simple repair and pay minimum hours on top of a trip charge for a part that has a nominal cost.
- Controlling the variables minimizes stress. Not knowing if there is something wrong with your home adds a lot of stress to the sales process. Selling your home is never easy, to begin with. Worrying that the sale will fall through because of something that turns up during an inspection adds a thick layer of anxiety to your life that won’t go away until the inspection process concludes, which is usually 2-3 weeks from the time the offer is accepted.
- Buyers have more confidence and will pay more. Information is king and when a buyer can walk into your property and have the luxury of a complete home inspection report, their uncertainty and hesitation are both greatly reduced. This allows them to move forward with more confidence when pursuing the property.
