3 SECRETS MOST AGENTS DON’T WANT YOU TO KNOW

Like any industry or trade, there are secrets that professionals know that are not known by the public.  An educated client is our best client so we wanted to take the time to shed some light on some of the things we see happen in our industry.  

Most agents will not want you to know these secrets.

  1. They’re not marketing your home.  Other than putting your property in the MLS and a sign in the yard, most agents do very little other advertising outside of self promotion.  And in our area, when a property hits the MLS, it is automatically syndicated to a number of other websites without any further steps done by the agent.
  2. Large firms do not correlate to more exposure.  Many agents capitalize on the assumption that the larger the firm, the more exposure a property will get. The fallacy is that most agents do not even go into work or even have office space at their company (some companies even being 100% “virtual”).  Hence, a company with a large agent count doesn’t correlate to more exposure when the agents have very little personal interaction with each other.  
  3. They will “buy” your listing. This is one of the oldest tricks in the book and means that an agent will give an inflated property valuation in order to “hook” the seller into hiring them, knowing that the value is unattainable.  Then, once the seller is under contract and the market isn’t supporting the value, they work them down in price until it’s low enough to sell.
